Smoking Policy: We are a non-smoking inn. Smoking in a guest room is considered damage, due to the expense and time we incur to remove the odor guests will be charged at a base rate of $i50.00, increased accordingly to the length of time involved.  Smoking is permitted only on the front porch and the backyard. Cancellations: When notice of a cancellation is provided 14 days or more in advance of the arrival date, a full refund will be made, less a $25  cancellation fee. When notice of a cancellation is provided less than 14 days from the arrival date; for any reason, a refund is subject to re-rental of the reserved room, less the cancellation fee and you are responsible for the full cost of the reservation. No-shows will be considered a cancellation and you are responsible for the full cost of the reservation. Upon arrival, there are no early checkouts for any reason, you are responsible for the full cost of the reservation, subject to re-rental. The nights that can be re-rented, you will be credited. Reservations made less than 14 days prior to arrival date have a 48hr cancellation period, must call within 48hrs to cancel. Reservations made less than 7 days prior to arrival date have a 24hr cancellation period must call within 24hrs to cancel.

We are 9 miles north of Cooperstown on Rt. 80. From Cooperstown take Rt. 80 East 9 miles (11 minutes). And we are 15 miles from Dreams Park (20 minutes). Please give us a call for directions if you need them before your day of arrival.
